The following concerns were
noted during the inspection.
1) Trim all shingles to a 1" max
overhang. ( Picture 1 )
2) Roof Shingles worn/damaged left front roof
over garage.( Picture 2 )
No signs of leaks were observed. We
recommend contacting a properly licensed roofing contractor regarding these
conditions and have repairs/replacement made as deemed appropriate.

The following concerns were
noted during the inspection.
1) Multiple sill anchor bolts are not
secured to the foundation. We recommend contacting a properly
licensed contractor to make repairs as deemed appropriate.

Sub-flooring from moisture absorption
or water intrusion under the Dining Room. Repairs are
needed. A qualified licensed general contractor should inspect further
and repair as needed.

7. Plumbing System

WATER HEATERS, CONTROLS,
CHIMNEYS, FLUES AND VENTS

Repair or Replace

|
The water heater was viewed for
visible concerns during the inspection, however we
did not have hot water at the fixtures throughout the house at the time of
inspection. We were also not able to check the sink and tub type
faucets for hot/cold reverse conditions. We recommend having the
plumbing system, water service and water heater turned on and have all fixtures
and plumbing checked and operated for proper operation prior to
closing.
The following Visible concerns were noted
during the inspection. 1) The gas water heater is located in a
closet on the 2nd floor between the bedrooms, this
location is not ideal, due to the lack of burner supply air present for the
gas burner. There are life safety implications where gas water heaters
are located in living areas such as closets. 2) Backdrafting/gas spillage is occurring and or present due
to the soot deposits present on the outside of the burner chamber (safety
issue). 3) The draft hood/diverter is loose (safety issue). 4)
The bottom of the tank and burner chamber has rust present. We
recommend contacting a properly licensed plumping contractor regarding these
conditions and have repairs made as deemed appropriate.

PLUMBING DRAIN, WASTE AND
VENT SYSTEMS

The following concerns were noted
during the inspection.
- A sewage ejector
pump is installed on the subject property the cover/lid is not
secured. We recommend bolting/locking the lid for safety
reasons.
- The p-trap on waste
line is leaking at the Kitchen sink. Repairs are needed. I
recommend a qualified licensed plumber repair or correct as needed.

9. Heating Systems

filters, registers, radiators, fan coil units and convectors)

The return is disconnected at the
air handler. Energy loss is occurring in crawlspace and immediate correction
is needed. We recommend contacting a licensed HVAC
contractor regarding these conditions and have repairs made as deemed
appropriate.

repair; The methods, materials, and costs of corrections; The suitability of
the property for any specialized use; Compliance or non-compliance with codes,
ordinances, statutes, regulatory requirements or restrictions; The market value

purchase of the property; Any component or system that was not observed; The
presence or absence of pests such as wood damaging organisms, rodents, or
insects; or Cosmetic items, underground items, or items not permanently
installed. Home inspectors are not required to: Offer warranties or guarantees
of any kind; Calculate the strength, adequacy, or efficiency of any system or
component; Enter any area or perform any procedure that may damage the property
or its components or be dangerous to the home inspector or other persons;
Operate any system or component that is shut down or otherwise inoperable;
Operate any system or component that does not respond to normal operating
controls; Disturb insulation, move personal items, panels, furniture,
equipment, plant life, soil, snow, ice, or debris that obstructs access or
visibility; Determine the presence or absence of any suspected adverse
environmental condition or hazardous substance, including but not limited to
mold, toxins, carcinogens, noise, contaminants in the building or in soil,
water, and air; Determine the effectiveness of any system installed to control
or remove suspected hazardous substances; Predict future condition, including
but not limited to failure of components; Since this report is provided for the
specific benefit of the customer(s), secondary readers of this information
should hire a licensed inspector to perform an inspection to meet their
specific needs and to obtain current information concerning this property.
